1. Locate a potential client/Note Seller. (Click: How to Find Notes)
This would be a holder of a loan portfolio that has a need to raise capital. Once found, you should interview the seller and find out how you can best help them and how much money they are looking to raise from the sale of the portfolio.
2. Print out/down load the “Dealer Application for Bulk Purchase.“
This provides us with a sellers profile so we know who and what we are dealing with.
3. Print out/download the “Business Agreement.“ This is a contract the seller needs to sign that says they will pay a brokerage fee of usually 2 to 4% of the outstanding principle balance funded assuming you get them an offer they agree to in a certain time frame / usually 45 days. This is how you get paid!
4. Assist seller with Sample Spreadsheet.
Download and e-mail this to the seller. Have them fill this out and e-mail it back to you electronically. Faxed spreadsheets do not work as we need to run the portfolios through business models and do weighted avereges on the credit, seasoning, LTV’s, etc.
5. Return the Documents and completed spreadsheet back to Creative Financial Solutions for a quick quote!
